New Lettings at City Point, Great Homer Street, Liverpool
OFFICE take up rates for the fringe of the city centre were today given a boost as two more tenants move into Liverpool’s City Point Development.
Occupancy of the exclusive Grade A development on Great Homer Street is now approaching 50% after national charities, Richmond Fellowship and Inclusion Matters moved in.
Richmond Fellowship took two suites extending to 3,000 sq ft and Inclusion Matters took a 1,500 sq ft office suite to join Green Plan Energy and Off Plan Developments in the 27,500 sq ft commercial office development.
News of the new deals demonstrates that lettings are continuing to be agreed within the region and equally that City Point provides the ideal solution for companies looking to be close to the city centre but who do not want to face high city centre rents and car parking charges.
Andrew Owen, Partner at Mason Owen – joint agents for City Point with CBRE – said: “Despite the current economic climate, demand remains strong for accommodation at City Point.
The development offers a rare opportunity for occupiers to take small suites on the fringe of the city centre with the benefit of car parking.
“The building has been designed to a Grade A standard, as good as anything within the city centre, and we believe that it is this quality of design together with its excellent accessibility that is attracting occupiers to the development.
“Despite the current economic climate and continued uncertainty within the marketplace, many companies are now realising that life goes on and are therefore taking a longer term approach to their business and property requirements.
“Slowly but surely confidence is returning in Liverpool and we truly expect this development to gain even more interest over the coming months.”
City Point is a five storey block made up of 16 temporary offices, each built to a Grade A standard extending to around 1,500 sq ft. It is just five minutes from the city centre, two minutes from the Wallasey Tunnel and offers secure undercroft car parking.
The development offers excellent flexibility and floor plates which enable the units to accommodate purchasers requiring up to 6,000 sq ft.
Ian Reynolds of Richmond Fellowship said: “City Point offered the ideal solution to our property requirements within the region benefiting from a prominent but accessible location fitted out to an excellent standard with the added benefit of car parking.
“We are delighted with our choice of location”.
James Marshall, Commercial Director of Oscar Developments added: “We are absolutely delighted that both Richmond Fellowship and Inclusion Matters have chosen City Point as their base within Merseyside.
“Interest in the scheme is now gaining momentum and we are confident given the quality of the product available that occupancy rates will continue to improve”.
