Two new deals take Yorkshire House, Chapel Street, Liverpool to 70% occupancy

Two new deals take Yorkshire House, Chapel Street, Liverpool to 70% occupancy LANDMARK Liverpool office Yorkshire House on Chapel Street has secured two new tenancies – taking overall occupancy of the building to 70%.

Developers Denzien Contracts have taken half a floor and existing tenants JAK Taverns have agreed to take further space within the building which is located within the core of Liverpool’s commercial district.

Built in 1926, the elegant limestone building, originally the headquarters of the Yorkshire Building Society, had been unoccupied for some years until it was acquired in 2006 by Chapel Street LLP.

Keen to give the beautiful landmark building a new lease of life, the partnership, comprising of Arrowcroft, Faircroft and Ethel Austin Properties, refurbished the property and created 24,411sq ft of high quality office space.

The refurbishment included an extensive and sensitive renovation of the inside of the building to create office accommodation throughout, and a new penthouse suite offering expansive views over the city.

Simon Jones, North West director of Faircroft said: “It is great to see an existing tenant further committing to the building by taking on more space at Yorkshire House.

“We are delighted with the success the building has had in securing tenants in what is a testing economic climate but this has been achieved as a result of the high quality of building and facilities such as underground car parking.”

Yorkshire House has parking for 14 cars; new passenger lifts from the sub-basement parking to the seventh floor, comfort cooling throughout and fully automated WC suites.

Andrew Owen, head of Business Space at Mason Owen - the property’s joint letting agents with CBRE, said: “These two new lettings only serve to justify the landlord’s investment in providing high quality office space suitable for the modern office occupier within an attractive period building.

“It is this attention to detail combined with modern features such as comfort cooling that has attracted occupiers such as Parkin S Booth, Turner & Townsend, Stellar Group and Hitech Exports to the building.

“This is a superb building in an excellent location and we are delighted to have reached the milestone of being 70% occupied.
“Yorkshire House can accommodate a variety of size requirements from circa 1000 sq ft up to 3332 sq ft and we are confident in attracting further occupiers to the development who appreciate top quality city centre accommodation.”
